About Stoneva General Contractors
A general contractor working across the five boroughs of New York City.
Stoneva General Contractors is a general contracting business working across Manhattan, Brooklyn, Queens, the Bronx and Staten Island.
Our work is interior renovation in occupied buildings: apartments, and small commercial spaces. We run the whole job, which means sequencing the trades, ordering material so it arrives when it is needed, keeping the work inside the rules your building sets, and bringing in licensed trades for the parts that are theirs by law.
What a general contractor does
A general contractor runs the whole job. We take your scope, break it into trades, and put those trades in the order the work needs: strip out, then the rough plumbing and electrical, then walls and floors, then the fitted work, then paint. We order material so it arrives when it is needed and not before, book the elevator or protect the stair, and keep the work inside the hours and the rules your building sets.
The trades the city requires to be licensed, plumbing, electrical and gas, are carried out by licensed trades we bring in and sequence as part of the job. The rest is our own crew. Either way there is one contract, one schedule and one person you call.
That is the difference between hiring a general contractor and hiring the trades yourself. You can do the second, and some people do. What you take on is the sequencing, the ordering, the building's paperwork and the phone calls when one trade's work is waiting on another's. What we take on is all of that, so the job runs as one job.
How we work
We price from a written scope. That means somebody comes and looks before you get a number, and the number arrives broken into parts you can compare and change. We would rather lose a job at the quote than discover halfway through that what you wanted and what we priced were different things.
One person is responsible for your job and is who you call. On a renovation that runs for weeks inside your home, knowing who to ring matters more than most things on a brochure.
What we take on
We take on apartment renovation, kitchens, bathrooms, carpentry and millwork, painting and plastering, flooring, interior demolition and small commercial interiors.
Plumbing, electrical and gas work is carried out by the licensed trades the city requires for it, brought in and sequenced by us as part of the job. Where a job needs an architect or an engineer to file it, we tell you at the visit and plan the work around their filing, so the approvals are in hand before the first day rather than chased during it.
Where we work
All five boroughs. What changes between them is the building stock rather than the trade: prewar apartment houses, brownstones, row houses, postwar blocks and detached homes each bring their own constraints, and the visit is where we work out which ones apply to you.
