We take on five things as jobs in their own right. The rest are trades we carry inside a larger job rather than sell on their own, and they are listed here so you can see the whole picture before you call.

Flooring. Timber, engineered board and tile, including the underlayment your building requires. Most buildings set a minimum acoustic rating and a minimum percentage of floor that has to stay covered. We work to whichever is stricter, yours or theirs.
Drywall and plastering. New partitions, patched openings, and the repair of old plaster that comes with any building of a certain age. In older stock this is often most of the work behind a wall that looks like it only needs paint.
Interior demolition. The strip out at the front of a renovation: what comes out, what stays, and what stays live because the next stage needs it. We are a general contractor rather than a demolition specialist, so we do this as the first phase of a job rather than as a standalone service.
Commercial interiors. Small commercial spaces: offices, studios and shops. The constraints are the same ones as an apartment, with a landlord in place of a board and a trading day in place of a family.
What drywall and plaster work costs
Drywall and plastering are priced by what the wall needs rather than by the square metre. A new partition is framing, board, tape and compound, and the hours depend on the openings in it and the height of the ceiling. A patch costs less than a partition, but it is rarely as small as it looks once the loose plaster around it has been cut back to something sound. Skim coating a whole wall sits between the two.
What moves the number is the state of what is already there. Plaster over masonry that is sound needs filling and a skim. Plaster that has come away from the wall behind it needs taking off and replacing, and that is only known once the old paint and paper are off. So we price drywall repair and new drywall in two lines, the work we can see and the work we find, and the second is agreed in writing before it is done.

Plumbing, electrical and gas work is carried out by the licensed trades the city requires for it. We bring them in, sequence them inside the job and check what they leave behind before it is closed up, so you deal with one contract and one schedule rather than four. Where a job needs an architect or an engineer to file it with the city, we tell you at the visit and build their filing into the schedule before the first day of work.
